What property and perils are excluded from most homeowner policies?

If you have certain breeds of dogs or exotic pets, the chances are that your home insurance policy will not cover them. Be sure to verify your dog’s breed with your insurance agent. When it comes to perils, floods will not be covered. You need to add flood coverage if your home is in an area where the danger exists. Earthquakes, sinkholes, landslides, and mudslides are also not covered. Most policies also will not cover sewer backups. 

When can an insurance company cancel my homeowner’s coverage?

The most common reason for cancelation of a home insurance policy is nonpayment of the premium. It can also be canceled if it is discovered that you have committed fraud or misrepresentation. The insurance company can require that you make necessary repairs that your home requires and if you fail to do so, they can cancel your policy. 

If my tree falls on my neighbor’s house or property, who is responsible?

In most cases, their home insurance will pay for the damage. If it is felt by their insurance company that the cause was negligence on your part, they may try to get reimbursement from your insurance company. This is why it is important to make sure that you maintain any of the trees in your yard.
